My wife and I own a house in Thailand, she is Thai. Can I be added to the family book instead of getting a lease and can this then be used to open a bank account? I believe it is only 400k if married Thanks in Advance.

Your family book is the yellow,which you can easily complete at your municipality of residence.

To open a bank account, you must have two document:passport and a driver's license or identity card.

You can obtain the identity card at your municipality after completing the yellow book. It costs nothing and is valid forever.

No you can get a yellow book ih Thailand the law is complicated if you are married if you part you are entitled to a 50 percent share you can iwn a apartment in your name provided that 60 percent of the property is owned by Thai you can buy in a company name as a minority share holder the safest way depending on how old are you is to purchase on a thirty year lease your name then is added to the deeds

I believe foreigners can not be added to the House Book (Tabian Baan). Yes only 400.000 THB for bank guarantee is you apply for marriage visa, but retirement visa is a lot easier!

I’ve been through all this years ago .

I know what I’m talking about .

I’ve gone through agents , immigration etc etc .

Basically we are not Thai people .

We don’t have rights to own land or other things thai people can access .

But some stupid people keep dreaming that you can .

All I can say is go for it and see how far you get .

Paperwork after paperwork and In the end you don’t own anything .

The thais know the foreigners have more money and can buy lots of land and investments.

They closed that idea .

They also closed that if you married to Thai you can access the house or land .

We not allowed to work in Thailand.

Get a yellow book. If your wife is the เจ้าบ้าน she can ask the Amphoe to issue a yellow book. It is rhebsame as rhe blue book, only it denotes a foreigner. My wife uses it to open banks, do visa, drivers license without have to always get a paper from immigration.

To open a bank account you need to have a one year or longer visa in your passport, you will need a letter from immigration which will confirm your status and you are eligible to open account.

Prior to doing anything go to the bank and speak to them and they will be happy to assist.

My advice is avoid the Bangkok Bank as recently they had been causing issues.

Kasikorn Bank seems most popular.

You can get on the house registration but you can also just get a proof of address form from immigration, but make sure you do it only just before submitting other documents, they like it when it's recent.

Hi Stewart , you can open bank account in any bank in Thailand, if you have proof of your visa or where you’re staying or working visa. You do not need to have a name in household to open a bank account.

And if you want to have a name in household book. You also can you just find a ring person who can help and give you advice how to go about it.

And if you’re worried if your partner die before you , are you still able to have an ownership of your house , better way is to go is organise to make a will by solicitor .

That if your wife pass away , you have an ownership of everything and let your wife sign it .

I note that Immigration has no interest in one's pink ID card or yellow book and has never in 15 years requested a copy when renewing thai wife related annual extention. Same for drivers license but can understand that. Also my wife has a Thai passport which still requires her to provide a copy of our marriage cert and her name change certificate and a statement from the Amphur that we are married? Strangely a Thai passport is not as powerful as I would have thought.

not sure if this helps...I am looking into an "usufruct agreementt" with my wife. My wife owns the property. Supposedly, it allows the lessee to sublet the property as well. I thought this might help me, in case something happened to my wife....so that I could keep living on the property (unless I go first lol). Just an idea..I haven't done it yet. You can check if the banks will accept this for the purpose of opening an account. In any case...I have a yellow book that was fairly easy to get.

Take your wife and village elder to the Amphur. It takes about 5 days to complete

That can be used to open an account.

It kind of depends if you were married in Thailand or not. I married my Thai wife who has dual citizenship in the US and I tried to get a yellow or blue book. Almost impossible. You need to have your US marriage license first certified genuine by whatever government authority, usually the county, issued it. Then it has to be certified by the secretary of state of the state you were married in. Finally you have to go to DC and have the US Secretary of State certify it. No way you can do that without going back to the US and even then it would be problematic. What you can do is get a Thai lawyer to draw up a "Usufruct" agreement that will let you stay in the house if she dies before you do. Expensive but it may be something to consider, especially if you expect to inherit the house although you need a Thai will to do that otherwise it goes to relatives. I think the residency document you use for the driver's license works for the bank as well. May need to get a lease agreement for that, I opened my Thai account years ago before they had that requirement.

Will Kaufman It does cost 300 THB, a 5cm deck of forms to be signed by your wife (the Blue Book holder) and it takes 1 month to get it. City Council (Bangkok, Samut Prakan) even took my fingerprints. Not added to the Blue Book, a seperate, Yellow Book for me, as a foreigner.

With the condo that I bought in 2008. My name is in the deed and my wife is secondary. Of course I have rights, she can not manipulate the condo in any way (lease, sell) without my legal consent.

For land she owns it and it can't be a martial asset. Not sure what a family book is, but if you are referring to a house registration : With a normal visa you can apply for a yellow add on booklet for foreigners - but usually dont need it. For permanent residence owners you must be registered in the common house registration booklet at your place of residence (irregardless of where your family is registered). Best to have an agent help you first time around

My Thai wife and I (all homes are in my wife’s name) own 3 total properties, my name is on each as her spouse, our main house is our residence we live, she reports me every 90 days. If she passes away I would have one year to stay in the home and then I am in the street. I can’t sell the properties. Our plan is to set up legally a way for the homes to transfer to her sister upon death and for her to act as executor for the estate 🤷‍♂️ … I would be able to live in our home but her sister would be the owner, the other property is a family home we bought 6 years ago that her mom and brother live in…. And the other is a new build we invested in for a rental and appreciation income at the beach, and our main house is on the beach too and then we have brokerage account in the USA that is in both our names with rights of survivorship.

For a marriage non - O your book bank is in your name only and it needs 800,000 bhat in it seasoned for 60 days to apply for the extension, but the answer is to your question is yes your wife’s home can be your residence but she still needs to report you every 90 days your name can be on title as her spouse only which gives you the right to live there for one year!

Go to the district office and apply for a thai id card.

Then apply for the yellow tabian.

You can not go in the thai blue tabian.

All thuis rubbish and if you separate your, by thai law get 50% the value.

your name in a yellow housebook does not mean anything but that you live there. A yellow or blue housebook is NO property title. Only a name on the back of the Chanote is a legal property title. You do not own anything, and it is illegal for the wife to rent out a house to you for 30 years. You could only set up a usufruct for the house, not for the land. But WHY would you want to do that? To be standing in her way and blocking her assets should the two of you divorce? This constitutes a reason to get rid of you. And a usufruct or any property right have no meaning visa-wise. The Non-Imm-O family visa and the 1-year extension of stay is based on your marriage, it is not based on a house or a condo.

To be on the house book is down to the local administration and normally requires 4 months stay at the address and various recommendation letters, such as an official who knows you and live in the same sub district. But as I say, it depends on where you apply

If we ever split, it is all hers. At the end of the day, no paperwork will give you any ownership to land in Thailand. It will always be the Thais land.

Your thinking is of a backpacker grade Thai resident.

With the Yellow Book, Thai ID, many other revenues become easier.

For example, with the Thai ID (Pink Card) you never have to carry your passport on you, no hotel will log their TM30 with Immigration, never more new TM30.

Buying a car or vehicle, takes 2 hours rather than several days to transfer the ownership.

Those who can not get the Yellow Book, spray me with comments how useless it is.

You can be added to the family book - you get a yellow book and a pink Thai id card. You get this at the amphur. These are basic documents indicating that you are living at that address.

You take them to a bank and they will let you have an account.

Foreigners cannot own land in Thailand, except in the case of condominiums or apartments. For landed property, the ownership must be under your Thai spouse’s name. Alternatively, you may obtain a leasehold from a property developer or management company, which allows you to occupy and use the property for a fixed period.

If you are a Thai Permanent Resident, your name can be included in the Blue House Registration Book (Blue Tabien Baan). If you hold a long-term visa, specifically a Non-Immigrant visa, you may apply for a Yellow House Registration Book (Yellow Tabien Baan).

John Brook No you can't. You cannot get a pink ID card using someone else's number, you must have your own house book, yellow for foreigners. The number is unique and can get you on the Thai health and tax systems, something people should bear in mind. When covid came along the hospital got me the vaccination the day the rollout started. Not the only benefit, but probably the most significant in the 16 years I have had the book, pink cards came some years later.

John Brook Your statement was wrong. All properties have a blue Tabian Baan for the owner, "the house book". If the owner is not Thai, for example a condo, then there is no name in the blue book. The yellow Tabian Baan is a separate document. Years ago yellow books were virtually unheard of and there used to be a lot of discussion with foreigners trying to get their names in the blue book. The yellow book is effectively a local government certificate of residence and you used to qualify for any initiatives held in that area. I have had the free flu jab clinics and mobile health screening but they have become more difficult in recent years.

Thai evisa,

Truckload of ID photos (get at least 10),

Resident cert from immigration

Thai Sim in your name

Kor Ror 22 ( bank still wanted it even though had the MFA translation)

Copies of your passport page and entry stamp

Wife’s blue book

Wife’s Thai ID

Some photos of you and the wife inside and outside your house (have different clothes in each picture)

I’d even have your TDAC (entry QR code) ready

The biggest hurdle is the banks in the provinces, they just don’t understand the rules and will not listen to you telling them their job

Id also have a printout in Thai of the requirements for foreigners to open an account (with the link, so they can look it up) - don’t throw it in their face just have all your paperwork in a tidy folder with that on top si its what everyone has to look at when they’re going through your certificates and copies

Thai law differentiates between property before marriage (Sin Suan Tua) and property acquired after (Sin Somros). Property owned before marriage or acquired during marriage by inheritance/gift remains with the owner. Property owned after marriage is usually divided 50-50%.

Get the 90 day Non-O based on marriage before you come to Thailand and use that to open a bank account along with a residence certificate from immigration and a Thai SIM registered against your passport. If you weren't married in Thailand there are some other hoops you need to jump through before coming as well. You can't be added to your wife's house book as you're not Thai but you can get a yellow house book with your name on it

I'm not sure of the exact process for Australian marriages but for the UK you need the marriage certificate apostilled, translated into Thai and stamped by the Thai embassy in the UK, then after travelling to Thailand it needs stamped by the MFA before going to your local Amphur for a Kor Ror 22 which you will need for your extension of stay

If you get your name added to the Tabien Baan they will swap the blue book for a yellow one. I opted out, in case some future government decides to discriminate holders of yellow books, e.g. complications in selling the house, etc.

Can you not get a lawyer to draw up a legal agreement that states you loan her the money to buy land and that land is the security, if you divorce she is legally obliged to repay the loan in a set period of time, selling the land to repay the loan. Bit rough idea but im sure it can be done in a structured manner with a lawyer..

CreativeLobster8886 when we bought our house in Petchaburi, the official at the land office made us sign a form stipulating that the money to pay for the property was hers, not mine. I'm happy with the idea that, come hell or high water, she's been provided for although I did register a usufruct on the property in my name. One thing about that, though, is she can cancel it in case of divorce if she chooses. It's a second home so I was planning on living there if things went sour between us. Usufruct would be useless if she went scorched earth as would the loan paperwork youmention, most likely, given Thai community property laws.

Hi Stewart ask your Thai wife to take you to thai immigration department (ไป ต.ม) near her house. They will give you free advice there, bring your marry certificate, passport n she has to bring her thai ID and the deed of the house under her name, land title, to register you to live in there

As others (not the rude ones ) have commented it is as simple as applying for the yellow book and then getting a pink ID card. This is all done at your district office but it is anything but simple. Your circumstances are close to mine but I don't know all your details. I needed Kor Ror 22 (Thai marriage certificate) to prove our relationship. You will need this too for the bank as well. We were married in Australia so we needed to go through the process of registering the marriage in Thailand. I won't go into that process as I do not know if it applies to you but it took a while. As well as the KOR Ror 22 I needed translated, certified and legalised copies of my birth certificate and passport. Very important the details on all these documents are the same. Copy of Visa and residency certificate from immigration. Wife needed her blue book and ID card & we also needed two witnesses with their blue book and ID card. You take all your papers along with the witnesses to the local Amphur and if all is good they will submit the documents and for us about a month later we got the yellow book. Once you have the yellow book Pink ID card can be done in a day. If you want any more details on any process please reach out. Note that the process may differ slightly from Amphur to Amphur, any one wants to point out I am wrong we just got the yellow book this month and above is what was required in Bang Lamung Chonburi early 2026.

Mick Lor yes correct whent this journey 2 months ago. Married Australia so translate docs off to local office then up to MAESOT Immigration for long stay visa. So first Yellow book pink ID then 22 month visa. My only mistake was getting here end October started process then hit Christmas New Year holidays made time line for bank under the 2 months for bank acc 400,000 married long stay go home come back GRRR so option the 800,000 long stay retired visa. Now all signed stamped able to enjoy here till 12 moths then 1,800 baht renew. Yes as farang you are only a name in a book you have a good thai wife then your lucky man. If not can be a trap my gues go for any other country not our own there rules we must zbide by.

Foreigners cannot be added to a house book. If the Chanote is in her name, you own nothing. Your only interest would be if you have a Usufruct or lease. Without that, she is able to ask you to vacate. While the marriage visa only requires 400k its oversight is more extensive. Expect to have to show pictures of you and your wife, produce documentation proving the marriage and have personal visits by immigration to visit you, the wife, and your neighbors. My friends who use this method tell me the oversight has gotten more extensive in recent years.

John N Kwan if one day you need to buy or sell a car or motorbike you will not need a certificate of residence. They asked me this also when submit tax declaration, for renew driving licence etc. Strange you didn't need it yet.

No to all 3 questions.

You will never be on the family blue house book. You can easily get a yellow house book. So far, for the last 2 or 3 years, the yellow book has been worthless. It has never helped me at all.

A lease is not appropriate for your situation. Why would you lease from your spouse? You bring the blue house book person to immigration and do a TM30 at immigration. Then have immigration give you the appropriate papers so you can get a bank account. The bank will need a paper from immigration because your passport will not have a “retirement” stamp in it and all the banks are looking for the “retirement” stamp before they help you.

Most importantly, get the Non-O visa while in your home country to skip a few extra steps.

John N Kwan I did that exact same thing and was denied by 4 banks. Went to a nearby city and a branch of the EXACt SAME BANK opened up my account. And I asked about a second account so I could leave the 800k untouched, and was to ok. The next time I came in with money and paperwork I was told NO. I said please speak to the manager because she told me last time I could. She came back and said NO. Banana republic is all I can say. I hear about these nightmares after I was here but didn't believe it was possible in a 2nd tear country. 😂😂😂😂. Guess I was wrong. But I love hearing the advice. Just funny the banks don't follow the laws every time or if they don't feel like it.

Takiep74 That was one of ideas, that my Thai wife leases the condo to me. Ridiculous, the condo ownership is in my name, she is the 2nd owner. But she has the Blue Book on the condo. She can not manipulate (sell or lease) the condo without my legal consent.

I was already on Non O 90 days visa, independent , not a marriage based. My 1 year extension makes no mention of my Thai wife.

What is only 400k?

400k is a requirement for marriage visa. It has absolutely nothing to do with lease 🤷🏻‍♂️

Christopher Carlier that's correct. I have one too but the house book is not proof of ownership. It only records your address. With it you don't need a residence certificate from immigration for opening a bank account or buying and registering a motor vehicle. You can also obtain the pink ID card.

To safeguard your share of the building you would be advised to consider one of the options illustrated so well by Max Zieren

Max Murray you can use the pink ID card to get a drivers license this helps because you don’t have to change the DL every time you get a new passport number

The pink id card has a 13 digit number (starting with 6 or an 8 if you get PR status)

You can check into hotels etc

Board planes with it

It’s a govt ID it helps with bank accts

Phone contracts

Carry with you as a form of ID

Helps at hospitals you could get the Thai price for services

It has your name and address in Thai so it helps with paperwork at places like dental offices hospitals clinics etc

It makes life a little bit easier
