I understand that as a farang you can't buy land in Thailand, but you can purchase the property the land is on and get a 30 year (extendable) lease for the actual land.
So my question is , when I look at property on a website and it is advertised at say 5 million Baht , is the lease for the land included in this price ? Or is it still to be added ? And if so , how much , is it a percentage of the selling price or a fixed rate ?
