I live near an abandoned resort , the couple separated , guy went back to the UK broke.
The resort , in isaan , is up for sale.
Cheaper then renting for 20 years and would make a great eco resort.
As for visas , education visa and do a school , for tourists too , on the resort.

Can't have elite visa and run a local business/ or work permit.
Elite is for people who making money outside the country or already made there money.
You're best off setting up a Thai company hiring some locals and sponsoring your own visa through the company.

for a Thai priviage visa 20+ year, there charging 5,000,000 that £113,636 total rip off. Better doing the quarterly visa or every month going cross borders for weekend breaks
You will presumably need a company to run the bungalows and if you want a work permit you will need to employ at least four Thai workers. Theres no visa for owning a small business like a few bungalows.
Speak to a lawyer/accountant first check out costs see if its worth it.
Could get elite visa but then wouldnt be able to work
