Hi everyone , so i been seeing a lot of advertisements online regarding a new visa available in Thailand . It shows , If you purchase property or rent longer then a yr then you can get “the long stay visa”. Does anyone know about this visa and any advice regarding visa .
We’re a family of 5 looking to move to Thailand very soon.

This is a pure scam 😂😂😂so if you rent a condos or houses for 1 year 6 months it gives you the right to live here with a long stay visa 😂😂😂theres no such thing ,,, no foreigner can buy land here do not be took in by this bullshit
For a family of 5, it will cost close to 1000 pound a week to live, with.visas, food, rent, education, entertainment, insurance etc etc. Of course you may be very wealthy but if you are moving cos you saw Thailand has a cheap cost of living, it has if you are Thai, but costly if you are a foreigner.
Eugene Booth yes we looked into the cost of everything mostly just food and rent since our children won’t be in school. The two oldest will be already graduated from school and then we have an infant. we’re definitely not very wealthy, but we just try to make great decisions while we’re here in the US and are just looking to leave soon the choices my husband gave me was Thailand or South Korea since he was already stationed in South Korea and we already visited Thailand. I pick Thailand .
This is the update I saw from a Bangkok law firm with similar FB posts by some developers. Buy a condo for >3m baht (must be valued as 3m by an approved valuation company) and you can apply for a long stay visa. Applicable for yearly rental of 800,000b too.
I saw a Taiwanese post on FB that he has to pay 29,000b to process the visa for himself, one pax, after he bought a 4m condo earlier this month. Not sure how much the charges are if you apply as a family.
If you know how frequently they "update" their policies, you will wonder how reliable this scheme is. IMO, the existing ones are the more reliable options.
Hi Jennifer, yes, this "buy for 3 million and get longstay visa" also caught my eye. I queried a legal/business firm about it and got this response:
"Yes, the route does exist, and in our article you can find links to the relevant Immigration Bureau orders.
That said, at the moment we are handling these matters with the operator on a case-by-case basis, and so far our cases are still at the eligibility check stage. We therefore cannot yet confirm actual approvals from practical experience. As this is a new visa route, we still need to see how it works in practice."
I further inquired whether this was a generally available scheme, or limited to one (Phuket) developer as some have noted. The response was:
"Correct, this is not limited to Sansiri and is not tied to any one developer or region.
Several developers appear to participate in the program and market it as including a “free” visa, although in practice that cost is usually built into the property price."
Another legal firm has this caveat on their website:
"The detailed implementing regulations and administrative procedures for this pathway have not yet been issued by the relevant Thai authorities. Despite representations by some agents and legal consultants, this program is currently inoperable pending publication of complete regulatory guidance. Foreign nationals should exercise caution and obtain current legal advice before relying upon this pathway."
So, on face value it's interesting, but currently appears to be somewhere on the spectrum between bleeding-edge and non-existent.
These are just incentives from developers to make you want to purchase condos. A one stop shop, buy condo and visa is sorted so you can move to Thailand.. sounds good because thats how they want it too sound.

Not wishing to get too much off your topic, You should decide where you want to be in Thailand, by the sea, in a city, big city, small city, rural. And it sounds like you have three children that are going to need a good education. You're going to want to be somewhere near their school, international schools are not cheap. You're going to have to work with the school on what kind of visa is acceptable for the children, then the parents can choose a guardian visa if appropriate. Of course you can also go the 5 year DTV route.
Wannikea Wanblee right now I know we were looking at Chiang Mai was out top choice. Right now my two oldest girls will be graduated from high school by the time we move and then we just have a soon to be one . I was looking at some properties close to the international schools . and then for like myself and my husband, he’s retired, so we will be mainly going, just kinda to enjoy life at this point. I know Chiang Rai is our second choice..
I wish we were able to come over on a retirement visa, but the age requirement, for it is the only thing that restricts us.. as of right now we’re just kind of looking into the elite visa at this time .

Jennifer Soriano there are other visas you could get if you have enough savings. Look into the Thai Elite Visa. Check the official embassy site. Sounds like this may be of interest to your family
00 then if you are thinking of living here with kids and especially by or in a main resort . it’s not as cheap as you think unless your in a village like we are .
Mark Downing all because I’m not 50 and my husband’s not 50 does not mean he’s not retired. He’s actually retired military. It’s not just people over 50 anymore. There are a lot of people now these days that retire at like 25. And we are coming over to relax and retire, but yet because of the age restriction this is why we can’t use this visa
It’s a bold move to relocate without knowing the visa rules, my advise is to contact you local thai embassy, and start with looking into their homepage.
Don’t buy property, rent ,
Thailand has very strict laws on that subject, you cannot own land as a foreigner, and don’t buy a company.

Per Lund  well we’re not gonna just up and move without looking into all the visas which we’ve have already done. I just had questions mostly about this new visa that is advertising around so much and just wanna make sure we pick the correct one for our family in situation.

I have seen similar advertisements promoting properties in Phuket and Pattaya so far. The properties seem a little expensive and the terms of the visa were not explained well.
