If you qualify and have the money in the bank it is pretty straight forward. Now I am not saying never use agents. I do because I am a lazy barsteward and value my time. Depends on how much they charge for DTV help. The 90k ones are ridiculous. In fact I reckon anything over 15k is if all they are doing is making sure submission is in order. I am sure others will have perfectly valid views on this too which are different to mine.

they charge 10k baht for their services, and another 10k Baht for the govt. Copy pasting what they said: "Our 10,000 Baht fee is payable up front. Then, when you submit the application to Thai authorities, you’ll pay an additional 10,000 Baht government fee." It seems fair enough... it's really paying to have no headaches

K saw another that charged 400 USD I thought was OK. They said it was refundable if refused as long as everything you provided was true and accurate. That is fair enough.

Thanks a ton Greg, you've been tremendously helpful. Hopefully one day I'll get to treat you to a beer or 10 haha! We got a lot of things to plan; relocating items and also cats. the timing gotta be right, stll need to secure accomdation, most likely renting a house. Chiang Mai most likely. Really thankful for this group!

I am going up to Chiang Mai next week house hunting. Went last week but nothing appealed. Agent sent me great pics this morning of other places and hopefully still available on the 11th. If you need an agent I can recommend her. Really helpful and straight up. She is also helping me with BOI application too as well connected. I can put you in touch if you like. She is helping my Dr friend from Singapore as well. Picks me up from hotel and her driver takes us around viewing properties

Yes please I'm actually about to start looking for an agent to help with finding a good house in Chiang Mai. Hang Dong maybe. Since it's going to be the first time for me I'd prefer an area where I can get the time to build up my Thai speaking skills, so if the area is "english-friendly" that would help me ease me into it. I'm in Aus at the moment, can she help me find and secure a place while I'm here??

I think that is a reasonable cost and woukd use them myself. I pay 7k for my renewal with all the money in the bank etc. Saves me time running around collecting bits of paper etc. I still have to go to bank but agent goes straight to front of queue. Then they drive me to Immigration Office for 1 minute to have my pic taken to prove it is me. Some say easy enough to do yourself but I am paying for convenience and time.
