For Real Estate in Bangkok what is the common real estate commission for agents?

There is a property we are looking to make an offer on and I’d like to do it without an agent to save on the commission.

The question is, is there a service that will facilitate the transfer of the deed with the government and arrange all the paperwork?

Anyone used anything like this that was not also the real estate agent?

Yes you go to land office with seller and do all paperwork, normally split transfer fees
