What is the best retirement visa for an Australian citizen moving to Jomtien, Thailand: O, O-A, or O-X?

Good day all, l have taken an early retirement, 59 yo, and l am self funded. l am an Australian citizen. I was wondering what is the best retirement visa to apply for, O, O-A or O-X. l want to move to Jomtien permanently. l have sufficient funds for the 800k thb bank account and can provide a 80k thb a month income. Also, is the process of applying 100% online (SA based). Any help will be greatly appreciated.

To most on this site their visa is the best visa, most of us are going to give you biased information. I suggest you check the Thai embassy website in Australia for accurate information. Then discover as good inexpensive jomtein agent to carry out your plans at least for the first year.

Go for a visit first . Much easier once you are there on the ground and hear real stories not what you get online. It's much easier than what is said online especially if you have the means of which you speak and you don't abuse substances or their immigration exit times

Apply for non O visa from Australia online. I was quoted about $300 aud to do this via Visa agent in Melbourne if the online thing is difficult for you, (some people have virtually no computer skills), this is a 90 day visa when you arrive in Thailand go to your local immigration ask them for extension of stay requirements follow their list.

Non-o at home come open a bank account transfer your 800k season it for 2 months get your extension and immediately start to do the monthly international transfers of at least 65k stay away from agents you have the money people that use agents usually haven’t got the funds

you don't need the 65k monthly international transfers, if you continue to use the 800k option. You simply transfer what you need, when you need it. Yes, no need for agent.

it can’t drop below 400k after 3 months then back up to 800k 2 months before why leave that money in an account that earns very little if anything

the reason I posted was that there was an implications that he needed the 800k and the 65k. As you know, you only need to do one of these. I have heard of people dropping down to the 400k, but then struggling to get back up to the 800k. They treated the 400k they took out as free money and spent it. Personally I prefer to just leave the 800k, and wear the extra loss of interest. I never have to worry or even consider the 800k, it just sits in my visa account. Personal preference.

yes the idea is to get the 800k out of the bank and you can only do that by 12 months of transfers then on your second year extension you use the 12 months and you can withdraw your 800k

I have every intention of staying on the 800k option. I came to Thailand to relax and have a good time in this wonderful country. I only have to worry about my visa when the annual anniversary comes around for the extension. The bank statement is a breeze because the 800k sits in a separate account, and the only transactions are the interest and the withholding tax entries. They produce the required letter in probably 5 to 10 minutes.

up to you I prefer to have my money working for me so my pension is more than enough for monthly transfers been doing it 15 years and in that time I’ve made about 1.2 million in interest

Hello Bob : ) New to this and have a few questions to ask please.

After depositing 800K in a Thai bank,

(1) How soon can I take that money out, eg. after

(a) and is there a safe limit on the withdrawal amount eg. 400k, or all 800k;

(2) When do I need to redeposit back in, eg. anytime before 1 year renewal date

(a) and how much eg. 800k in balance or get be anu amount?

(3) Steps 1 and 2 can be repeated year after year.

(4)Renewal once a year for 1,900b?

It makes more sense to do your way to earn interest and to use that money for good purpose.

you can withdraw 409k after 3 months then top back up a full 2 months before you apply for your next extension not 2 months before the expiration date 2 months before the day you apply

So if the expiry date was 20 August 2026:

(1) If renewal is (a) 19 August 2026, the money has to be deposited before 19 June 2026 (2months requirement).

(b) renewal is 7 July 2026, deposit before 7 May 2026.

Come to Thailand on a Visa except stamp, and contact and agent, they will get you a bank account setup then transfer 800k, then do the non o visa then a 1 year extension based on retirement.

Times have moved on this is extremely difficult and expensive to do now it is better to apply for a non O visa in your own country then using the Non omO visa open a bank account in Thailand when you arrive,you can then get an agent to deposit the money in your account to get the extension. Use Kasikornbank as this is the best at the moment for doing this ,do not open an account in the Bangkok bank because you will have trouble.

not good advice. It's best to get non o from your relevant County first then get extension after 90 days. Please correct me if I'm wrong. With a non o you should hopefully be able to open a bank account if you have the relevant documents.

isn't it a non oa if done outside of thailand which requires you to have insurance? I did my Non O 7 years ago and just do my extensions every is easy..

I think your advice of obtaining an agent is great advice. I understand individuals complaining about the money, but if you have the funding, agents can save you a great deal of time & stress. I think that is priceless, regardless of cost.

using an agent is fine, the questionable part is the advice to enter Thailand as a tourist. A few years ago is was easy for a tourist to open a Thai bank account but recently there's been a lot of commotion about that being disallowed now.

, yes, I understand that as I live in Thailand. An individual can still enter Thailand as a tourist & readily obtain a visa through the right agency. You have to obtain the agent as soon as you arrive in Thailand & start the visa process. Obviously you’ll have to make a border bounce, but you can enter Thailand approximately 3 to 5 days later (some agencies will take longer) with a Non O. The agency will then make the appointment with the bank to deposit the ฿800,000. I know of 2 individuals personally that did this exact process, both having arrived at the end of May of this year & now they have their Certificate of Residence. More expensive than doing it yourself, of course, again the stress & time saved is worth the money for some people.

maybe, but people who opened bank accounts as a tourist might not be considered to be among the "good guys" and the strategy recommended above reqiures that be done.

Could you kindly let me know what the usual price is for using an agent? I’ve found one who is quoting me 60,000 baht for everything, including visa extension, bank account setup, etc. Do you think this is reasonable?

if you get the 90 day non O before you enter, then the agent will charge about 15,000 baht to do the paperwork, 90 day reports, arrange finances (800K) and get your 1 year extension. So now you spent 15,000 and no need to keep 800K stuck in a non interest account no need to remember to file the dumb TM30 and you're good to go for 15 months total stay, pay a little extra and you can get multiple entries, without the hassle of getting a reentry permit at the airport whenever you want to take a trip. After that is all done, relax, next year try to do the renewal by yourself. After you have a full year of bank statements and monthly income.

for an agent setting up everything if you don't apply for O Visa that is about the current charge. Get O visa, open bank account yourself and visa cost 1900 baht

apply for non-o from aus. Don't waste your money on an agent. Process is easy, though feels tedious at times. Just be patient and follow simple directions.

why? It is hard to open a bank account so I recommend using an agent to help open an account and transfer the funds. You can do the non o and extension yourself or for convince have an agent do the paper work.

it's not hard if you have: passport copies, residence certificate, long term lease, etc. show up looking somewhat professional, smile and treat bank officers with respect. I'm surprised how many people i see showing up at a bank in a singlet and flip flops... Banks consider themselves professional, respect is important.
