TLDR : Answer Summary
The discussion revolves around the application process for a retirement visa (Non-Immigrant O Visa) for Thailand while applying from the UK. Users mention the requirement to upload bank statements in PDF format, indicating a necessary balance of at least £18,000 and suggesting that applicants may need to combine multiple statements into one document. Additionally, it is clarified that health insurance documentation is not required for the Non-Immigrant O visa, only for the Non-Immigrant O-A category. The conversation offers tips on how to prepare necessary documents for the application.

Depending on who you bank with you should be able to download 3 months as a single document. My bank allows for standard or certified save the file then in appropriate section upload the file to the application

Same as you and correct PDF. There is no olace for health and in the visa you get it will not be a retirement as thats what i asked for. It will come poss as mine did at 23.30 pm for 90 days. And its in English apart from one line is in Thai and when translated says retiree. Hope this helps

What are you calling a retirement visa? There are 5 or 6 visas all referred to as retirement visas

The visa agency suggested it as its cheaper in the long run. We don't have to. Other option get a 60 day entry stamp. Then apply once there but it's pricy .

First of all, you need a Thai bank account in order to be able to apply for the 90-days Non-Imm-O Retirement Visa inside Thailand

You must apply for the "change of visa type" from the 60-days tourist visa or the visa-exempt entry, to the "90-days Non-Imm-O Retirement Visa", as soon as possible after having opened the Thai bank account.

You need a bank letter confirming that the 800,000 THB are sitting in the account and a proof that they came from overseas.

You need a rental contract and you will need a minimum of 15 days stay permit left on your entry stamp in order to apply.

This application costs a 2000 THB fee, the 90-days visa will be issued for 14 days "under consideration". After 14 days you visit Immigration again and pick up the stamp

And as soon as the money has seasoned in your bank account for two months, you can apply for the "1-year extended stay permit based on retirement"

(which some people call "retirement visa" but which is NOT a "visa" but a stay permit).

This application costs another 1900 THB fee

Keep in mind, in order to get any service from Immigration, you need to be properly registered in your accommodation by the TM30 registration system

Agents since February 2025 have found a way to get a Thai bank account opened for you even if you are on a visa-exempt entry or on a tourist visa.

If you are willing to follow the agent through the whole process of doing the "change of visa type" to a 90-days Non-Imm-O Retirement Visa, some agents now have agreements with the bank and Immigration.

Immigration will allow the application to the "change" in the absence of a bank account, and issue the Non-O visa for 14 days "under consideration".

The applicant takes the Immigration fee receipt (2000 THB) to the bank, the bank sees that the applicant is intending to get the Non-Imm-O visa, so now the bank is willing to open a bank account on it.

Once opened, the applicant transfers a minimum of 800,000 THB onto it as soon as possible. When the "under consideration" period ends, Immigration will put the visa stamp into the passport. And as soon as the money has seasoned for 2 months, the applicant can apply for the 12-months Extension of the Stay Permit Based on Retirement

if you got hold of the blue housebook, you can register the house in the online TM30 system. They will give you a login-ID and a password. So in the future, after you arrived from a trip abroad, you can fill out the TM30 online form by yourself. The TM30 registration webpage is

You may need to combine statements into 1 pdf as they will probably want at least 3 months. Easy to do just Google it. I just did the same for my visa application
