Hi all, I'm looking at getting a 12 month lease on a condo in Central Bangkok near Asoke. The project has dozens of condos available through various agents. Given that most are all at the same price, is it possible I could get them down on the listed cost? It seems there is a lot of availability with little demand... And in most markets that should mean a possible discount...

A lot of the Bangkok condos have line groups for owners (primarily Thai), and they unofficially agree the minimum rental rates and don't like to be found to be not playing ball.

You get a couple of agents to show you the condos. If you like one of them, then ask for 10-20$ off. The Thais always ask for the highest price knowing you will negotiate down.

I negotiate by offering a year paid in advance with no deposit. Landlords can rarely resist that much cash in one hit. Be prepared though to do any minor repairs yourself ( I can and do ) You won't see the landlord for a year. At the end of the lease you can renew or walk away.

"most are all at the same price" it's not the agents that set the price, it's the owners of the condo setting prices. they're not going to list with one agent cheaper than another. if that's where you want try to determine how many vacant condos are and then attempt to have an honest conversation with an agent you like. different rooms in same complex might have some better improvements vs the average there, or better view, higher floor, etc, etc

Try looking at Rama 9. I see condos there are little bit cheaper and close to ASOKE :)

Might be possible with foreign owners, but Thai owners would rather let it sit empty than lower the price.

Just start contacting agents and inquiring. That's one of the most popular areas for foreigners though so it might be difficult.

I was looking for a room in a specific building on Soi 19 that I lived in previously and one of the cheaper rooms I found only offered a 6 month lease because the owner wanted to raise the rent in 6 months. It's a crazy market out there that defies logic in many ways.
