Guys I am 55 living in the uk my wife is Thai also living here in uk we have a house in Isaan and looking to retire and move to Thailand in a couple of years best and easiest visa to go for and do I apply for it in the uk ?

Talk is about reducing the entry visa free time back to 30 days but if you use a good agent all can be done on 60 days esp as you already have a house presumably registered in your name … copy everything 3 times !!! And one year of uk bank statements is always a good idea

Leave it til you get here easy then To do retirement visa less requirements than doing from the uk where you’d need things like a police check and insurance etc get 60 days on admission 30 day extension plenty of time to do visa. They’re getting strict on outward bound tickets after the 90 days so keep that in mind a bus ticket to Laos will suffice so not a big loss

O-visa marriage in UK a lot of paperwork can go into that later,so in Thailand,first thing,400,000 buats in thai bank account as soon as possible, (90days)first, then get bank account within the first month in Thailand ,apply for an extension (yearly) at the endof the second month,which gives you a month to get sorted out with the extension, you do the 90days reporting to immigration office each 90days till the third one when you ask for the paperwork for renewing of the extension which gives you two months to get ready for it at eleven months of the extension ,ps marriage visa is 400,000 buats in the bank ,retirement visa( 800,000 buat in the bank three months after)can go down to 400,000 buats, but as to be back to 800,000 buat three months before renewal, insurance (not needed with marriage visa)

Easiest is a regular 90 days Non O based on retirement before you go and do yearly extensions of stay in Thailand if you fulfill the requirements.
