Can someone give me a concise summary of the steps a person would need to take to retire in Thailand? I have a friend who wants to get the retirement visa but isn't sure what he needs to do first, second, third, and so on. I know you have to have a bank account at some point, an apartment lease, you can't fly in with a one-way ticket, and so on. Any help would be appreciated. Thank you.
Answer summary
To retire in Thailand and obtain a retirement visa (typically a Non-O visa), follow these steps: 1. Decide on the type of retirement visa—most commonly the Non-O visa. 2. Apply online through the Thai Embassy in your home country or visit an agent for assistance. 3. Enter Thailand with your Non-O visa, which allows for a 90-day stay. 4. Get a Thai SIM card linked to your passport. 5. Visit a local immigration office to obtain a residence certificate and requirements for extending your stay. 6. Open a Thai bank account within the first two weeks (you'll need your SIM card and residence certificate). 7. Deposit at least 801,000 THB (approximately $24,000) into your account and maintain it for two months for 'seasoning.' 8. After the funds have seasoned, apply for a 12-month extension of stay at the immigration office using the gathered documents. Note that a round-trip ticket is generally not required for a Non-O visa.

1. Decide which visa. My advice is based on the 90 day Non-O visa.

2. Apply online at the Thai Embassy in your country.

3. Enter Thailand using your Non-O visa.

4. Get a Thai sim card assigned to your passport.

5. Go to your local immigration office and get a residence certificate, list of requirements to extend your stay and the form to extend your stay.

6. Open a Thai bank account within the first 2 weeks (you will need the sim card and residence certificate as well as your passport etc for this).

7. Deposit 801,000 baht into your new account within 3 weeks.

8. When the money has seasoned for 2 months, apply for a 12 month extension of stay at your immigration office, using the form you collected (5) and the documents on the immigration office list.

I think this is everything, someone will correct me if I missed anything. Opening the bank account is usually the most difficult part, but a bit of perseverance and trying multiple banks, preferably with a Thai speaking friend will get you over the line. No need to use agents as it's a simple process. Good luck.

Barath Faust 500thb each, 200 thb for photo ( done next door) photo copy of pass port 100thb ( also done next door) fill in paper work there, tell them it is for bank account. Residence certificate done in about 20 mins. Take it to the bank with passport, and phone # . Done in less than an hour. Bolt to Immigration 65 thb. You must go to the main branch not the one in Blueport. Just did this proceedure Thurday so update.

Barath Faust it will vary between immigration office, but you will need tm30 or rental contract and your passport/visa with photocopies as well as a couple of passport photos. You can usually pay a small fee to get it on the same day.

As an extra precaution OP should open a dedicated bank account for the 800K (801K) deposit. (Apart from the daily expenses bank account.) A fixed term account which can be accessed (like with Kasikorn) would be ultra safe from accidental use which would eliminate the risk of accidentally falling below the 800K)

there's so much information out there on this topic and people continue to ask over and over again without doing any research on their own.

and yet people continue to give answers to this type of question.

hopefully someone will private message you with the correct answer which is the best way to get it... at least it was for me.

The 1st thing to decide is the type of visa you want to get, there are at least different visas all referred to as retirement visas so do a bit of research. The Non-O is the most common one which you'd apply for in your home country, that gets you stamped in for 90 days on arrival. Then you open a bank account, deposit a minimum of 800k baht in it and once it's been there 2 months apply for a 12 month extension of stay.

Non-O, Non-OA, Non-OX, LTR Wealthy Pensioner.

Find a good agency in Thailand. Dont try to do it without one. It’s that simple.

Paddy Elliott terrible advice, you will be dependent on the agent. Just do it legally yourself. I have been doing my own for 20 years without any major issues. I did recently have to change back to a non immigrant O based on retirement instead of marriage since about three years ago they changed the marriage certificate requirements for foreign marriage certificates. You just need to get a bank account in Thailand to get extension of permission to stay and that can be done by getting a non immigrant visa that you apply for online in your home country. I don’t see many agents like I used to at the Phuket Immigration Office. They are checking bank accounts more closely these days!

To get a Destination Thailand Visa (DTV) before leaving your home country, you generally use the official Thai e-Visa portal. This visa is significantly cheaper than the "Privilege" (Elite) visa and is specifically designed for remote workers, digital nomads, and those participating in cultural activities.

Here is the breakdown of what you need to do:

1. Choose Your "Activity" Category

You must apply under one of three main categories. The documents you need depend on which one you choose:

Workcation: For remote workers, freelancers, or digital nomads.

Thai Soft Power: For those enrolling in Muay Thai, Thai cooking classes, sports training, or seeking medical treatment (must be for at least 6 months).

Dependents: For the spouse or children (under 20) of a DTV holder.

2. Prepare the Financial Proof (Critical)

This is the most strictly enforced requirement. You must show:

Bank Balance: Proof of at least 500,000 THB (roughly $14,000–$16,000 USD depending on exchange rates) in a personal savings or checking account.

History: Most embassies now require 3 to 6 months of bank statements.

Stability: Avoid "parking" a lump sum right before you apply; they want to see that these funds are stable.

3. Gather Supporting Documents

Regardless of category, you will need:

Passport: Must be valid for at least 6 months.

Current Location Proof: A copy of your driver’s license or a utility bill to prove you are actually in the country where you are applying.

Category-Specific Evidence:

For Remote Workers: An employment contract or a letter from your company (outside Thailand) confirming your role and that you are permitted to work remotely.

For Soft Power: An official letter of acceptance from the school or hospital and proof of payment for the program.

4. The Application Process

Online Portal: Go to the Official Thai e-Visa Website.

Create an Account: You will need to upload your passport biodata page and a recent passport-sized photo.

Upload Documents: Submit all the digital scans of your bank statements and work/school documents.

Pay the Fee: The fee is typically 10,000 THB (approx. $300–$400 USD). Note that this is non-refundable even if you are rejected.

Processing Time: Usually takes 5 to 10 business days, though it can take up to 4 weeks during busy periods.

5. Final Step

Once approved, you will receive the visa via email. You must print this out and carry it with you. When you enter Thailand, the immigration officer will stamp your passport for 180 days.

Note: Unlike the Privilege visa, the DTV is a 5-year multiple-entry visa. You can leave and come back as much as you want. Each time you enter, you get a fresh 180-day stay. If you want to stay longer without leaving, you can extend your stay once per entry at a local immigration office for another 180 days (for a fee of 1,900 THB).

Brent Rothsay You don't need to visit the whole country a dozen times to know if you want to move there. He loves Chiang Mai. He plans to move there first and if he likes it after a couple of years he'll stay. If not, he'll go elsewhere.

I moved to CM after one visit and never looked back.
