Dan Gan choose the non 0 immigrant (retirement) visa....it will be a single entry for 90days use your home bank statement equivalent to 800k to apply...if u get requirements for a life insurance means it's the wrong visa (non OA) the non O doesn't need life insurance....after you get that visa (nonO) fly to thailand and open a bank acct with it and seasoned your funds for 2mths for the 1yr extensions
rent a condo then get a good agent and the rest is easy. Or go to long route if you have more patience than money, if you are bored and want to swim the muddy waters of the system then enjoy the learning process.
go no O retirement visa 90 days then 12 months retirement visa. If you don’t want the hassle of doing your own visa application and have the money just use a visa agent. Everything sorted, all the expert on this site will say form their bar stole will say do it yourself
One last question, it has over three months before I departure. What is earliest date I can submit my application? I almost filled all and ready to submit. I think it may be too early.

Base on my knowledge, it should be in 90 days period before entering Thailand. After 90 days, visa will be invalid, is that correct?
once it's approved the Visa will have a validity of 90days...u need to travel to thailand within that period but your 90days of stay will only start when u reach thailand

Get a non-o based on retirement before you arrive then open your Thai bank account and extend for a year is the easiest
you can apply for the non-o (90 days) in your home country and enter Thailand with this visa.
(no thai bank account needed for that)
That allows you to then open a bank account in Thailand without hassle.
You then transfer the 800k and apply for the one year extension

If you manage to open a bank account not difficult at all. The difficulty is the bank account. Much easier to apply for the visa before you travel to Thailand then opening the bank account is much easier

From super easy to impossible - that would depend on which immigration office you will be using and whether you have the required 800k THB ready.
I will fly to Bangkok on August 28th and booked hotel in Pattaya. I don’t have Thai bank account yet. I already have enough money in my Wise account and ready to wire once my Thai bank account set up. I plan to use an agency to get a better successful rate. Do I need to book an outbound ticket? If yes, I plan to book a ticket around Oct 26th
That money will have to sit in your Thai bank account for a minimum of 2 months before you can use it for your visa, which is why people normally get a non-O 90 day visa before they come so they have a solid month to get the bank account and money in it for it to season the following 2 months before their 90 days are up.
