How can someone handle a condo sale after leaving thailand?. The issue is that the owner is no longer a thai resident or hold a thai bank account. The condo was bought under foreign quota using money brought into the country through proper channels, and now multiple parties are showing interest to buy it, including thai and foreign parties. But the seller is not sure how to accept the payment without a bank account in thailand. Any thoughts on this?

Edit: Thanks for all responses. Seller is not a thai citizen, the issue is that direct wire transfer from the buyer is not possible, as wire out need a FET that was issued when the unit was purchased. Seller has FET so he can transfer and has all required documentation. But the problem is the few banks he approached refused to open an account to handle this transaction eventhough that provision exist in the real estate regulations, according to the real estate agent.
Answer summary
Selling a condo in Thailand as a non-resident presents challenges, particularly when it comes to receiving payment without a local bank account. The seller can provide the Foreign Exchange Transaction (FET) receipt from the initial purchase, which is essential in proving the source of the funds if the buyers intend to pay via wire transfer. However, multiple participants have highlighted that while it’s possible to receive payment through SWIFT or wire transfer, the absence of a Thai bank account complicates matters. Banks may refuse to open an account for handling the transaction even though regulations technically allow it. Consulting a lawyer for assistance or utilizing a trusted party via power of attorney are potential solutions. Moreover, it is crucial to manage the transfer of payment securely, ensuring that all necessary documentation is present.

Swift and wire are not working.

there is also the most important issue , when signing to transfer the title deed in land office , the government officer in land office will check the sum of at least
***
cashier cheque , 1 for the transferring fee , 1 for the seller and 1 for the tax and 1 for the agent (if using )

Without agent , you can’t find out those amount of above 4 cheques, the transferring tax is base on gov evaluation market value (not selling value, usually lower)

And those process in land office is exchange same time

And before appointment to land office , you or agent need to accompany buyer go to bank to buy cashier cheque (seller can take pic to make sure it is not fake)

So transferring overseas account is not possible if seller without Thai bank

Even have Thai bank , They don’t release such amount of money without the proof of incoming money .. ie FET … etc

It's ok and legal for the seller to receive payment to an overseas bank account in any currency desired.

To my understanding, it will be extremely difficult to wire money out in USD, considering the amount is significant. Banks will need to ask for proof that the original funds used to purchase the condo came from.overseas and the exact amount can be wire out as long as you provide the certificate of funds provided in the original purchase. Thailand makes it easy to bring money in but not the other way.

I have been looking into this, and your friend will probably need to appoint a lawyer who will then have power of attorney. The lawyer will seal the deal with the buyer - the money paid into the lawyer's bank account, who then transfers to the account abroad. Your friend will need to sign some stuff, show the original bank transfer to purchase to the lawyer, but it can be done.

Silly question to be honest. The buyer can pay to the seller bank in the world. Seller can choose what currency or which bank to receive the payment

Payment can be made to anywhere, using SWIFT, in any currency.

If they do not have a Thai bank account, then they can't put it in a Thai account can they ?

Even if a Thai leaves Thailand, they are still Thai, unless they renounce their Thai citizenship but that has nothing to do with getting money.

Ask a lawyer they are trustworthy in Thailand and never give bad advice.

So the owner is a,Thai citizen ? That person could provide a power of attorney to someone she trusts to act on their behalf

But the person is best to discuss with a lawyer to find out options
