How long does a lease have to be in order to satisfy opening a bank account in Thailand if you already have a non-o retirement visa. I only have 2 weeks left to open the bank account to allow the proper 2 months of seasoning and haven't signed a lease yet so I want to be sure I do it correctly? I don't want to use an agent yet...
Answer summary
To open a bank account in Thailand with a non-O retirement visa, a rental contract is generally required, with most banks possibly asking for a 6 to 12-month lease. However, some users reported being able to open an account with a shorter lease, such as 3 months. It's essential to ensure that the property where you're staying has filed a TM30 form, which is necessary for obtaining a residency certificate. The requirements can vary by bank and location, so it is advisable to directly contact the bank you intend to use for their specific guidelines.

No need a lease contract to open a bank account, you have a non O that should do..I open a bank account when i bought my first condo,,i also have a 30 years lease contract on the land i built my house, but not need for get bank account
Since I will be at my wife's apartment can, and should she, get the TM30 for me and... HOW is she to do this. Of course I will really be doing this for her and have been providing for her the apartment for years. But when I have come to visit we have never done a TM30
John Stone TM30 can be done online in 3 simple steps (your wife sets up an account, adds an address then adds the details of the foreigner staying there).
You need 3 things phone in your name linked to your passport, tm30 filed in ask your hotel for a copy . A non o stamp . Actually a few more things but can get these at immi. Get a res cert with your documents from immi . The go to the nearest Kbank open account put a few thousand in there job done
Also, we came here and stayed at AirB&N and obtained a TM-30 with the 30 days of stay while we looked for permanent place to live.
We had no issues opening an account once we know we documents the bank need. You will also need a second form of identification. We used our US drivers license.
You’ll need a rental contract to open a bank account. Especially if you do it yourself. I had a 3 month lease which aligned with the 90 day visa. No problem opening the account.
Sturgess Spanos just shows how inconsistent things are. I opened an account in August last year. The first visit to k-bank they said I needed the rental agreement, I had TM30 and passport and visa. Then I went back with a hotel contract of booking. They said no you need a rental contract. The lady in the bank even called head office and sent them copies of the documents I had. They said the same thing. I then checked out of the hotel and found a condo on a 3 month lease. Went back with all of the documents including rental contract and the account was opened. I used the main branch near Nana BTS. They were really nice and helpful but I definitely needed the rental contract.
Graham Seal when I opened an account with k-bank last August I tried without a rental contract. I also tried Bangkok bank. Both said no I needed the rental contract. I already had a TM30 my passport and visa. Once I had the contract it was easy. This was on the main k bank branch in Nana Bangkok.
Just to clear up a point you keep making about TM30 your hotel legally has to have filed one within 24 hours of you checking in, that’s why they take a copy of your passport, so check with them.
From there you have a starting point to do some leg work & ask different banks as even different branches of the same bank may have different requirements
Find a bank that will open an account using your hotel's TM30 (just ask the front desk for a copy of yours - they're required to file it for you). I opened two accounts at two different well-known banks in Bangkok with a TM30 and a non-O visa in March - no lease, no residence certificate, no landlord paperwork, no agent, no trips to Immigration. Very easy at both banks.
Bangkok Bank in Hua Hin is asking for your name on a Yellow Book as of last week. So now you need the be a homeowner. I tried closing my Bangkok Bank account in Bangkok and the open a new one in Hua Hin, almost fell out of my seat.
Daniel John Meikle you do not need to be a home owner to be on the yellow book but you need the home owners permission and they need accompany you to the Amphoe
Robert Scammell exactly what I thought. My account was frozen and it took almost 2 months to get it released. When I brought the copies of the lease, owners ID, copy of the book, the residence certificate, plus all my personal ID, the Bank hit me with the "your signature in yellow book" to open an account in Hua Hin. I wasn't the only one that was shocked, the guy behind me was a teacher and he chimed in when I started to question it (thinking translation issue). But... that's exactly what they are asking for now. I even sent an email to info@BangkokBank and they defaulted to the branch
We arrived only 6 days ago and are staying at a hotel in Bangkok then heading to Hua Hin to find a longer stay home. I didn't think a hotel would give me a TM30. Maybe I should ask before we leave here.
Angela M Nava alternatively in Bangkok you can visit the agent Thai Visa Centre, the owner of this group. They will get your bank account sorted in no time. So you will be ready to comply with the 2-months deposit seasoning . . don't run around trying to do it by yourself, you are wasting precious time
Angela M Nava save yourself all hassles, visit an agent in Pattaya or Hua Hin as soon as possible (get out of Bangkok!!! don't waste any precious time in Bangkok!!) and pay the 5000 Baht they ask for getting a bank account opened for you within 2 days. By a legal route, since you already have the correct visa
You shouldn't need a lease to open a bank account. Make sure wherever you are staying has filed a TM30 saying you live there. Ask them for a copy of the receipt and take it to immigration and request a residence certificate, then go to a mobile provider and get a SIM registered against your passport. Then go to the bank and request they open an account for you
Ant W Tailor We arrived only 6 days ago and are staying at a hotel in Bangkok then heading to Hua Hin to find a longer stay home. I didn't think a hotel would give me a TM30. We have our non imm o visa until August 5 so I am concerned about getting the bank account opened to put the required money in.. Maybe I should ask before we leave here
