What do I need for my LTR visa application after my O A extension, and how does getting my name on the house factor into this?

I’ll do my first 1 year O A extension in the next couple weeks.

As soon as that is done I will start on the LTR.

To be safe I will wait until my home country 2024 tax return is done since that combined with other documents should clearly demonstrate the annual income. I also need to get my name on the house, which should take a couple months.

I’d rather avoid an agent and going thru the requirements on the BOI site everything seems fairly straightforward.

Anything I’m missing?

What do you mean get your name on the house? As a Farang you will never be on the blue Thai house book, only possible on a Condo if you meet the requirements of the Thai Condominium Act, or are you talking about getting your own yellow Tabian Baan for the house that your wife owns??

so basically you just need a TM30 filled out by your wife, easy and simple, your original comment wasn’t clear and sounded like you were eluding to being put on the house book. A TM30 is done in a few minutes, but you mentioned a few months??

Not sure what the house has to do with it, but everything else should be fine. The LTR visa application is fairly straightforward if you don't have complicated finances, and they're always available to answer questions directly.
