Hello, I’m relocating to Thailand in September. How far in advance do I need to apply for my visa? Have proof of funds or deposited funds, etc? Looking at either non O retirement or Wealthy Penshioner. Thanks for any advice.

A Non-O visa is valid for 90 days from the date it is issued by the embassy. So 30-60 days before your trip is a good time to apply. Even if you enter the last day the visa is valid, you'll still get a full 90-day entry stamp.
For the LTR, if you are interested in it, apply about 3-4 months before your trip is planned. It can take 2-3 months to finish that application sometimes, and the endorsement letter from the BOI after you are approved is valid for 60 days. Once they approve the LTR, you must get the visa within 60 days, or you have to start over.
But if you apply 3-4 months early, that should give you time to pivot to a non-O if you don't think you will qualify.
