TLDR : Answer Summary
A resident is facing a situation where a new housing development plans to install a water pipeline under their access road. They seek advice on how to handle this and ensure their rights are protected. Comments suggest taking photos of the area, drafting a contract to specify responsibilities, and potentially charging for inconvenience or legal fees. The discussion also touches on the existence of easements in Thailand, asking about legal precedents similar to those in Australia.

Do they have easements in Thailand. In Australia you normally have to pay for one and have it put on the title.

as above and I would charge for the inconvenience and have them pay solicitors costs

Take lots of photos with geo tag location and date so its put back the same. Let them do it for a fee. Im sure you'd be charged if it was the other way round.

I would draw up a contract for this as you may end up with problems down the line.

Maybe stating who digs up the road if theres a water leak etc.
