Hi Guys and Gals

Arrived in Thailand on a Non O visa on Saturday, spent a couple of days in Bangkok to acclimatise and now in Chaiyaphum.

Tomorrow I need to start the serious business of applying for a Retirement Visa.

Could someone please explain in simple terms, what evidence I need to get, in what order.

I have read the Thai Gov website, it all sounds simple enough and you all make it sound simple, but I am fairly good at making clerical mistakes, so would appreciate a bit of assistance and assurance from those who have been before me.

Thanks for your help.

have a good evening x

The prices I have heard and read about when it comes to agents seem to be very high. What are you paying and what is a "fair" price?

OP
Ulrik Kruse I am not paying an agent, it has all been fairly straightforward so far, until I got to opening a bank account.

Living in a rural area is proving to be a nightmare when it comes to opening an account, only a couple of banks to choose from and they are doing their best to have anything to do with me.

I have paid for a letter from immigration in Chaiyaphum, instructing SCB to allow me to open an account and they still want to do extra checks, so have sent it to head office in the hope that they will lose it.

On the positive side, I still have 3 weeks to fund an account, and if it comes to it I will go to Pattaya for a couple of days and open an account down there

immigration can't instruct banks to do anything. All they can do is issue you with a residence certificate confirming your address. The rest is between you and the bank but you will also need a Thai SIM registered against your passport.

Don't get stuck on the name of the bank, every branch of every bank is different so you might need to try a few different branches

the bank said they needed a letter from immigration, so immigration wrote a letter telling them that it was ok to open an account and charged me 500 Baht for the pleasure.

The Sim was the easiest bit.

Next Step: 1-Year Extension

Once you hold the initial 90-day Non-O stamp granted inside Thailand, you can apply for a 1-year annual extension of stay during the final 30 to 45 days of that 90-day period by re-submitting your updated financial and family/retirement documents at the Immigration Bureau (costing 1,900 Baht). Document Requirements

* Valid passport (50+ years old)

* Financial proof: 800,000 THB in a Thai bank account (seasoned for the required period)

* Proof of residence (TM.30 receipt)

* Photo: 4x6cm (x2)

Don't be put off by the banks. Some will turn you down straight away. Find out where the best expat banks are and go there.

For the bank account (last year) at K-Bank in Bangkok I just needed a TM30, my passport and a copy of my evisa, a rental contract and a registered Thai phone number. I was on a 90 day non o based on retirement. If you find it difficult to obtain the 12 month extension you might like to contact

This is the process to get your residency certificate here at Chiang Mai immigration.

Go to the local immigration office where you are to double check the requirements.

Good luck with it all.

If you want simple go to an agent

If you want frustration do it yourself as you need 800,000 baht in your bank account for at least 3 months

Thai phone first. Check with local bank as they all have different rules to open account,.some will just say no, so find one that will

Every immigration office is different so you need to check with yours. If you're very good with details and have patience you can do yourself. If not agent is probably the best option

Mobile phone linked to passport first, next open back account, then transfer 800k thb (within your first month) and then after it's been in 2 months you can prepare the paperwork for the extension, we did it recently, not that difficult

You will not be able to open a bank account unless you have a visa and you can't get a visa unless you have a bank account, so you will have to use an visa agent

You may wish to edit your post and state you arrived on a Non-O visa other you'll get endless questions asking "what visa".

The immigration office where you apply should have a checklist of everything you need. It was very useful for me when I applied for renewal last year.

Are you in non O visa ?

gemini/chatGPT could give you some advice.

The first step is to open a bank account. And the requirement is quite variable.

Ask two / three banks and choose the easiest one ! :-D

You have already done one of the most difficult parts of the process (gettingthe non-O beforecomingto Thailand), I think you will be fine. As others have said, probably the most difficult part now is opening the bank account and people have explained what to do with that already.

Once you have your Thai bank account you need to transfer 800,000 baht (plus a bit extra for admin charges).

If you get the list of requirements and 12 month application form from the immigration office when you get your certificate of residence, you will know exactly what is required you return to extend your stay once your 800,000 has seasoned for two months. Good luck.

Ian Hojo that is the best place to get it but it can be obtained inside Thailand (but not easy now) and in any of the neighbouring countries (requires you to stay there for days or weeks)

You don't say what sort of visa you are currently on, If its a tourist visa and you don't already have a Thai bank account your going to fall at the first hurdle.

If you already have the 90 day Non-O visa then your first order of business is getting a bank account sorted. To open one you will need to take the receipt for the TM30 that should have been filed by the place you are staying to immigration and apply for a residence certificate, then go to a phone shop and get a Thai SIM registered against your passport, then go to a bank and ask to open an account, you might need to try a few branches. Once you have the account you need to deposit the required funds for whatever extension of stay (not a visa) it is you will apply for. Once the funds have been in the bank for 2 months you can apply for the extension.

While at immigration ask them for the list of requirements for the particular extension you will apply for

Ian Hojo she need to fill in a TM30 for you.

When you have a TM30, you can get a CoR. You need both to open a bank account (is the biggest hurdle).

Maybe the easiest think is to book a hotel for 1 day and get the TM30 and do the CoR at your immigration.

Good luck, because bank is the biggest hurdle to get your 800kb on it 2 months before your visa end.

Jørgen Skjødt there’s plenty of anecdotal evidence to suggest otherwise. Obviously area dictates a lot but there’s been plenty of examples on this group of people being refused by many banks despite having a non O for retirement. Patience is the key.

Wolf Gang Bank should not be too big a hurdle if you have a NO-Visa.

If you are staying with your partner, she must fill in a TM30. (Is supposed to do that within 48 hours of you arriving at her house.)
