Question about residency requirements for a NON-O three-month retiree visa

Hello. I need help from experts who have already encountered this...

I am trying to get a three month NON-O retriment visa. The migration service has given me a list of requirements.

There are the following requirements for residency in Thailand.

For rent house or condo:

Contract/Rental agreement

Letter from Condo

Copy of landlord's ID(Identification) card

Copy of landlord's household registration

Copy of household registration that the room you rent

MAP

Question for people who have already submitted this type of document.

Is it necessary to submit this entire list to the migration service?

Logically speaking, just a contract should be enough - but what is it like in reality?

Is a contract for the entire three-month period necessary?

If I were to conclude a condo rental agreement through an intermediary - that is, with a real estate agency: would I still need to provide this entire list of documents?

Why is there no hotel option on the list? Can't I stay at a hotel?

I could ask all these questions at the information department of the emigration service, but there is simply no time for that, because Monday is the last day when I can submit an application for a NON-O three-month visa. I kindly ask people who have actually encountered this situation to respond, because there is simply no time for discussion.

Thank you all in advance for your answers...
Answer summary
The post discusses the complexities involved in obtaining a three-month NON-O retirement visa in Thailand, particularly the accommodation documentation required by immigration services. The user seeks clarification on whether a complete list of documents including a rental contract, landlord's ID, and household registration is necessary. Commenters share their experiences and insights, noting the possibility of using a hotel as accommodation instead, the importance of having a Thai bank account, and the need for specific residency documents when applying from within Thailand. Overall, there's a consensus that the requirements can vary significantly and it's often easier to apply for a visa from outside of Thailand.

I used to help a friend submitting docs to immigration of Bangkok.

The answer is a big YES you have to submit as per requested.

And in some inquiry, immigration officer might ask your landlord to provide a copy of property act in supplement of condominium's house registration book.

Are you looking to get a 3 month non-o visa from your country outside of Thailand? Then you are looking at the wrong list. Check your Thai consulate or embassy that has jurisdiction from where you are applying from for the list of requirements you will need when applying via the that e-visa system.

Or, are you asking about requirements for the 1 year extension of stay based on retirement when you do when you are already in Thailand and you have time to set up a bank account and transfer funds into that bank account so they are properly seasoned? If yes, the immigration office with jurisdiction for where you are living can provide you with the list of documents you will need and yes that list will

Include a lease.

OP, you have me confused. Are you doing a 3-month visa or a 12-month retirement? There is no 3-month retirement. If you are staying 3 months it is just a Non O visa. If you are doing the 12-month, very few people stay in hotels for a year. Yes everything they asked for is required

Good morning, I have come to this post late but read all comments.

You have posted the requirements of Chonburi Immigration.

Do you meet all these requirements? Is it just the residency requirements you are struggling with?

Ramūnas Rezgis if yoyi are currently staying in a hotel have a word with the manager and see what they can do for you. They will of filled a TM30 when yoyi checked in. Ask him/her if thay can refile the TM30 and maybe issue a letter to immigration saying you are a long term resident.

Another option could be that the manager has copies of the hotel owners I'd card and Tabian Bahn.

You could also make a 3 month booking online at the hotel. Obviously with the option to cancel.

At a minimum ask for a copy of your TM30. This MAY be enough.

The more paperwork the better.

It is surprising how fat a cheery attitude can get you in Thailand. That is at both immigration and with your. Hotel manager.

There are several agents you can use that can take care of this easily. None of what they are requiring is problematic in acquiring and submitting. In Pattaya there's a company called TVS +66 84-362-0314

you need a Lease, a copy of the owners House Book, their ID card and a map. use Google maps to show your house/condo and the immigration office all on the same map. Print 3 copies of everything, they need 2 you keep 1 spare.

read the topic title! what did I ask about in general!? do you see anywhere that I asked about finances, about bank accounts, about money?! You are polluting this topic all the time and the admins should be asked to block you... The question was only about accommodation requirements! And in general I try never to ask anything on the Internet and I did it only because of lack of time, because Monday is the last day to submit documents, and migration is closed on weekends, so there is no other way to get at least some additional information..

I clearly wrote that I do not have an account in a Thai bank! But to get this type of visa, a Thai bank account is not necessary. I just have to provide evidence that I have funds in a foreign bank! And the topic question was not about that at all! As for the financial requirements, everything was clear to me from the beginning.

@Ramūnas *******
to get that visa inside Thailand you need funds in a Thai bank, immigration will not accept funds in a foreign bank. If you apply for the Non-O outside Thailand you can use funds in a bank anywhere
Nongnuch ********
Nongnuch ********
Ramūnas Rezgis OH really??? You are WRONG. You will soon find out. If you apply for the 90-days visa OUTSIDE of Thailand, you need to prove money on your home bank account. But if you apply for the 90-days visa INSIDE Thailand, you need money in your Thai bank account. I can only WARN you: DO NOT GO INTO OVERSTAY, because you will not get processed by Immigration without the funds already sitting in a Thai bank account. In this case you MUST leave Thailand before the date in your entry stamp that is in blue ink, because this is the expiry date of your current stay permit.
Nongnuch ********
Nongnuch ********
Ramūnas Rezgis that's what you intend to do, and THIS is what you need. This is taken from the original .pdf list from the main Immigration Office in Bangkok. By tomorrow at the Immigration office, you will be asked for the financial proof: "Please show us your Thai bankbook with 800,000 THB in it. And please show us a proof that the deposit came from abroad" . . " Or show us the income affidavit from your embassy" . . . . Look at the first sentence: has to be a Thai bank
Nongnuch ********
Nongnuch ********
Ramūnas Rezgis many others have told you the same. You just ignored it. Well, by tomorrow you will find out. You will have to exit Thailand before you go into overstay. Mariane has told you, one day ago, as well as many others: "Marianne Holmen: Unless you have a bank account in Thailand already, you will need to leave and apply from a different country instead.

You can't apply in-country without a bank account unless you go through an agent that will do everything for you.

And that is expensive." . . . . you are welcome to find out
Nongnuch ********
Nongnuch ********
Ramūnas Rezgis They even HIGHLIGHTED IT for you IN YELLOW and it clearly says it EITHER requires a bank account with 800,000 THB already sitting in it, OR an income affidavit from your embassy in Bangkok over monthly 65,000 THB income. And since the next sentence says that you must prove that the deposit came from abroad into Thailand, the deposit clearly has to sit in a THAI bank account in your sole name

First years application is a lot more extensive - the more info you have , the easier and quicker it is to get ur retirement visa . Its a headache but it does get easier . For the first year id suggest using an agent , yes there is a cost but it overcomes the stress factor with all the unknowns . Next year you will be able to do it yourself. Taking photos and drawing a map of ur location is part of it . As to hotels , you have to have a years contract at the location ur staying at and that follows up with the TM30 90 reporting . You can move at the expense of loosing your deposit ( im sure many of us have done so including me)once you find a better preferred home. This is a week out of a year , the other 51 weeks will be stress free.

you need to be TM30 registered in order to be able to apply for any service from Immigration. You not necessarily need a rental contract, however since you are doing the conversion from a touristic entry to the initial 90-days Non-O visa inside Thailand, the rental contract is mandatory. If you had entered on a 90-days Non-O visa, you would not need a rental contract to apply for the 1-year extension. A hotel stay would be sufficient.

First, you're not applying for 3 month Non-O, you are applying for a visa conversion to Non-O from within Thailand. You will not have deposited your 400,000 baht yet - because you are not eligible to open a Thai Bank account (yet).

Taking this route is fraught with these kinds of requirements that are difficult to satisfy, but yes - you do need to show residence receipts whether that's a hotel, apartment, etc. When I took this route for example, I had to show that my wife had a lease and all of the documents listed here.

More importantly, don't take this route unless you are willing to hire an agent to assist you. It's purposely designed to be difficult if not impossible (conversion of visa).

I tried. I failed. I took advice from this forum and made a quick trip to Laos and did this online a in a week with no issues (can go as fast as 3 days).

Here's how a Non-O works. Apply from outside the country, get a 90 temporary Non-O visa while you apply for the 12 month extension. Open the bank account, get your residency docs, etc ready, go to Immigration and apply for the 12 month extension at the seasoning date of your bank account.

Wait a few weeks and go back to get your 12 month extension stamp.

I published this post for the first time today, but not in one, but in several groups... You don't need to have an account in a Thai bank to get this type of visa... Since the requirements are not complicated, I'm trying to do everything without the help of intermediaries... The problem is that I'm almost out of time - Monday is the last day when I can submit an application to the migration service to get this visa.

If, after receiving a 90-day NON-O for persons over 50 years of age, I want to extend this visa for another 12 months, then I will open an account in a Thai bank and transfer 800,000 baht there, more than 2 months before the new application is submitted... because with this type of visa, Thai banks allow opening accounts

Ramūnas Rezgis Is it safe to presume you already have the required 800k Thai baht in a Thai bank? The day you go to immigration they will want a bank statement dated the same day showing the money has been in the bank for at least 3 months, your updated bank book and a 'certificate of ownership' for your bank account.
Nongnuch ********

David E Moore wrong. For the application at the Immigration to the change from visa-exempt to the initial 90-days visa, there is NO seasoning requirement for the 800,00 THB. Only when he applies for the 1-year extension, he needs the bank letter that confirms a 2 months seasoning.

I'm tired of repeating the same thing over and over again...

I did not promise to open any visa either in my country or in Thailand. On Friday I was at the immigration office with another person and while waiting for them to sort out their own affairs I decided to contact the information office about this because I had heard that this was impossible to do from Thai territory. and when I received information that it was all possible - only Monday was the last day, so I tried to spontaneously and quickly sort it out... If it doesn't work out - then no problem... I repeat again - I didn't even promise to get a visa! And I'm repeating it for the tenth time! This type of visa does not require any Thai bank account! I was clearly told this by the migration service!
