TLDR : Answer Summary
The 90-day report process in Pattaya is described as straightforward and can be done without the aid of an agent, taking approximately 16 minutes with the right documents (condo title deeds, passport copy, stamp, and TM30). However, some users share mixed experiences, mentioning that the process can involve long waits and additional requirements, particularly for the TM30 form. There is a debate about the convenience of hiring an agent for a small fee versus handling it independently.

You can only do it online with the DTV if you get a 180 day extension

After all those years extending my tourist visa and all the travel to and from, plus the paperwork and coming back after lunch breaks and coming back the next day, I'm happy just pay the agent. My days at immigration are long behind me. I'm glad you enjoyed it.

Easy but a hassle at Soi 5. Took me 2 hours.

Line up at 90 Day report desk, everything ok except for TM30 (online) from agent. Got told to wait in Information line (100+ people) to get TM30 updated.

Wait in line, officer comes around asking who needs just TM30. She gives ticket, now go wait for turn at TM30 desk.

Get to desk, officer requires lease. Lucky I have it with me. New TM30 given and ticket for 90 Day desk.

Finally get to desk, hand over docs. All process and can leave.

Why they can't/won't accept online TM30 from real estate agent, I have no idea. Address hadn't changed.

Anonymous participant 618 apparently not. The 90 Day pre-check desk was happy with every other document I had except for TM30. They say needed update even though I say nothing changed. Couldn't get a decent explanation from them.
