I would wager most DTV holders are renting at the lower end of the market. If coursexsome will rent at higher end just like those who have been in country on other visas and doing Crypto and remote work. My guess is the sub-10k market in Chiang Mai will be hit first. If I was landlord there and seeing dand rise my prices are rising too.

if it's something like a BTS member or Lisa, then yes, they could exerce some influence on the demand for something. But, for most of the YouTuber and/or influencers in general, it's "less than" marginal.

I have a suspicion that the army of small time traveler blogs/vlogs and influencers have had a combined effect. I don’t have data but I feel the difference in places like Chiang Mai and Vietnam over the last few years. Certainly the sailing blogs that started a few years back had a massive influence on the sailing world (which is my little space)

They think they influence supply and demand. ROI figures from those spending marketing budget would be interesting. The vast majority of influencers overinflate their worth and their actual market reach. I doubt very much inlumecers get paid fron a marketing budget for videos like this.
