How can I manage a METV to maximize my stay in Thailand without issues?

Hi there - questions about managing a METV to get the longest stay posible. I have seen it written is this group that, 'if managed correctly the METV will give you a 9 month stay'.

I understand that this is intended to mean entering the country twice during the visa (while its valid) to get 60 day entries and then doing the 30 day extensión on each entry … and then, being sure to do a final entry as close to the visa expiry date as possible. So, say the visa finishes on the 10 Oct, doing the final entry on the 9th or the 10th, and then after 60 days doing a 30 day extensión at immigration.

Since it is a 'multiple entry tourist visa', there is no limit on the number of entries - is that correct? I have heard from people that despite the title, the METV is actually now limited to 3 entries in a practical sense. I know this depends on etnry point - but is this so for a relatively relaxed land border?

My issue is that, given the TM30 problem (that is, my landlord's unwillingless and inability to produce any documents for me to even self-file {a story in and of itself}) I would like to minimise contact with immigration and fines during the visa-validity period. So - Is there any disadvantage to me going in and out of the country 3 times and using the 60-day entries and then ONLY extending the final 60 day entry which is done on the day of visa expiry?

Are there any reports that using a METV to do multiple entries is likely to cause issues with the above plan?FYI - Mexican passport, first tourist visa (from Mexico), no exempt entry history whatsoever.
