Is it acceptable to state my intention to stay longer with family when applying for a tourist visa extension in Thailand?

I visited Thailand every 6 months for 1 month stay in last 18 years. Now I am first time applying for the 60 day tourist visa and will try to get extension to stay with my family. I am going to stay in my girlfriend house. My question is, if questioned on immigration on arrival or while applying for extension it is ok to say that I want to stay longer with my family? Or it is better just claim tourist purposes. Thanks

Is an apartment lease required for retirement visa renewal in Thailand, or is a TM30 sufficient?

Is it absolutely necessary to show an apartment lease for retirement visa renewal or is a TM30 enough? Can I just say I'm living with my gf (the lease is in her name). I originally got my retirement visa in Bangkok Div 1 if that matters. They sent someone to come inspect my apartment to make sure I'm actually living there.

If an apartment lease is required, what's the minimum length. Is a 3 month lease adequate?
