TLDR : Answer Summary
Opening a business in Thailand requires careful consideration of legal parameters. It's essential to employ a lawyer to navigate the requirements, including the necessity for 51% Thai ownership and hiring practices (4 Thai employees for every foreigner). Many comments suggest having an active Thai partner for smoother operations, and it's advised to gain familiarity with the country before pursuing business opportunities. There's a cautionary note about the potential financial risks of opening a business in Thailand.
Better to have an active Thai partner. Both in the same "boat."Everything will be simpler and smoother in every way.
Better a Thai face than yours.
To achieve my proposal, you need to live here for several years.
I suppose you understand me.

You are probably best to hire a lawyer to help you with this. You need to be aware of the legislation. Your business must be 51% owned by Thai nationals. And that has to be a financial stake, not sleeping partners. You have to hire 4 Thais for every one foreigner. Also, the foreigner must be paid ฿30,000 a month (this may have been revised but it’s that last I heard).
So, is your planned business suited to that model? Have you got Thai investors?
