I have a 90 visa and a 12 month retirement visa stamped in my passport. The 90 day visa expires on the 22nd December and the 12 month visa on the 21st December 2021.
What do I have to do before the 22?

When discussion visa rules, words are very important. Can you upload a redacted picture of your 12 month retirement visa, and your 90 day visa, so we know exactly what they are?
Or send a message to any moderator or admin, if you don't feel comfortable posting those pictures.
You do *NOT* have a Non-O visa. You have a one year extension of stay based on retirement. You can stay in Thailand until December 22, 2021.
Assuming you live in Khon Kaen; you will have to do the following:
-You will have to submit a 90 day report every 90 days. You should have a white slip of paper stapled in your passport telling you the due date. You can file it between 14 days prior to 7 days after.
- 30 days before December 22, 2021, you will have to go to the Khon Kaen immigration office and reapply for a one year extension of stay based on retirement.
