TLDR : Answer Summary
In Thailand, the typical business partnership ratio for a foreigner is 49% foreign ownership and 51% Thai ownership, which applies unless the foreigner is a US citizen and has set up a company under the BoI (Board of Investment) scheme, or under the Amity Treaty allowing for 100% American ownership. In the case of a Thai spouse (Thai wife and foreign husband), the same partnership ratio generally applies unless specific conditions are met.

I thought the Amity agreement resolve forcing a Thai to be part owner or majority owner.
I thought the changes to the Amity agreement allows for 100% American ownership.
All the other rules still apply.

Unless you are US American or establish a special BOI company: the ration is 49% foreigner and 51% Thai. You need at least 3 people / parties. There are ways to still remain in control via preferential shares. But gray area.
