TLDR : Answer Summary
For a 30sqm room, the consensus from real-life experiences suggests that an air conditioning unit with around 18,000 BTU is sufficient. Some discussion points clarify that the presence of a staircase does not significantly impact cooling needs if the second floor is not meant to be cooled. Recommendations also include considering inverter models for quieter operation, with a few participants mentioning specific brands like TCL and Mitsubishi.

18,000 BTU will be sufficient for you.

Multiply by 700 = 21k but a 18k inverter model would suffice - I use a Mitsubushi 18k for that size room

A friend did his new house with them and so far been great, the low noise level is great too.

Is this a loft where the 2nd floor is open to the 1st floor? Will the AC unit be mounted to cool both floors?

If not, the physics don't change with the staircase, heat rises, cold air falls.

Staircase going up has no impact , if it goes down , it does .
