I have just gone through this process in Hua Hin and the advice provided by Tod and Ellie is excellent as always. If you are leasing a condo my understanding is that it needs to be for at least 6 months and the visa process is easier if you lease from a Thai person. I leased for 1 year with a Thai man and all the documents I needed for immigration were included in my contract. You also need to hand draw the location of the condo/house (immigration were not interested in a Google map). The bank account opening can be frustrating and difficult, I tried several banks before being successful at a branch of Bangkok Bank away from the tourist area. Good luck.

I had the same problem about 2 months ago. It only accepts a photo of passport or similar, so as I invited myself I uploaded my passport again and it was accepted within a day.

Hi Darren, I completed this a couple of months ago and agree it seems OTT. Q9 was the one I really got stuck on as it only allows a photo ID. In the end I uploaded my passport picture again (my logic being I invited myself) and it was approved within a day. The other stuff is a pain, but you should be able to provide.

Hi Tony, I extended my visa recently (admittedly in Hua Hin) and was worried about the flight dates, but they did not even ask about the return flight, they just asked when I plan to leave. I explained I am planning to stay and apply for a retirement visa. It was really easy and the immigration staff were very friendly and helpful.

thanks for your replies, really comprehensive. I think I will do option 3 use the the tourist visa for 2 months and then apply for the o visa instead of extending the tourist visa for 30 days. Much appreciated advice 😊
