Easiest option is to apply for a non O retirement visa which gives you 90 days and then extend it for one year when in Thailand. There is the OA option but that requires more such as obtaining insurance, health check.

Cambodia and Vietnam are much easier to apply from than Malaysia. Bank statements with clients' payments are acceptable proof of income. Submitting contracts with students will strengthen your application. it is not false info as others confirm. There is a famous interview with a govt official who stated it was just limited to one time currently as well as various media info.
